Basement, garage and laundry floor drains stay dry only when the line behind them is clear. We keep them that way.
A floor drain is a safety valve: it takes water from spills, washing machines and leaks and carries it away. When the line clogs, the first sign is often a damp patch around the grate, a sour smell or water rising when the washer drains.
We open the drain, clear the trap and the line behind it, and test it with real water. Floor drains also have a trap that can dry out and let sewer gas in, so we check the trap seal and show you how to keep it filled.
